On October 27, Cape Town’s luxury lodging sector grew by 142 rooms with the launch of The Cape Town EDITION, Africa’s first property under Marriott International’s EDITION brand. Situated at Quay 7 in the V&A Waterfront’s active harbor, the hotel offers views of the new superyacht marina and Table Mountain, marking a significant addition to the city’s high-end offerings.

The hotel features 142 guest rooms and suites, including a 240 square metre Penthouse and a 112 square metre Harbour Suite. Designed by Neri&Hu in collaboration with Cape Town architects, the building showcases a brick façade of over six million hand-laid bricks and a central cylindrical space called The Drum, topped by a public viewing platform.

Market Impact and Industry Response

David Ryan, Founder and CEO of Rhino Africa, called the opening “another enormous vote of confidence in Cape Town as a world-class luxury destination.” However, he cautioned that the additional rooms will not significantly ease accommodation pressure during peak season. Ryan questioned whether another 142 rooms would relieve the pressure on accommodation during peak season, noting every little bit helps but expecting continued room shortages over December and January.

Charlotte Smith, Inbound Product Manager at Giltedge, acknowledged the hotel’s contribution but emphasized its limited scale. “At 142 rooms, it will ease the pressure at the top end rather than relieve it. Between November and March, and around major events, Cape Town’s luxury inventory is under real strain,” she noted.

Smith highlighted the appeal for high-end American travelers familiar with the Marriott Bonvoy brand. “Real flexibility depends on how the hotel works with the trade: its allocation policies, rate parity and how responsive it is during peak periods,” she added. For now, her advice to agents remains unchanged: “book early” for Cape Town during peak season.

Design and Amenities

The property integrates local craftsmanship, featuring furnishings and rugs woven by KwaZulu-Natal’s Shuttleworth Weaving and an art collection curated by Southern Guild. Food and drink offerings include five venues: the signature restaurant Shale, the rooftop EAVE, and the Punch Room, led by Executive Chef Phil Carmichael.

An below-ground spa, a rooftop pool, and a 24-hour gym complement the accommodation. For business events, the hotel provides a ballroom for up to 200 people, a boardroom, two meeting studios, a private event terrace, and a rooftop space called Vantage. It plans a changing calendar of collaborations with chefs, winemakers, and creatives.

Reception and Significance

V&A Waterfront CEO Graham Wood described the opening as “a strong expression of confidence in Cape Town as a globally competitive tourism and investment destination,” adding that it signals “the next chapter for Granger Bay.”

The building has sparked debate. Ryan called it “one of the more controversial buildings to grace the Waterfront skyline,” noting, “Love it or hate it, it’s certainly got people talking!”
